Stop Overpaying for Your First Home

Most first-time buyers walk into the market with zero strategy and a lot of feelings. That's how you end up overpaying by $40K on a house that's been sitting for 60 days.
Here's what nobody tells you:
1. The listing price is a suggestion, not a fact. Sellers price based on what they want, not what the market supports. Your agent should be running comps before you even think about writing an offer. If yours isn't doing that automatically, get a new agent.
2. Inspections aren't optional. "As-is" doesn't mean "don't look." It means the seller isn't fixing anything. You still need to know what you're buying. That $500 inspection can save you $50K in foundation work.
3. Pre-approval is not the same as pre-qualification. Pre-qual is a guess. Pre-approval means a lender actually verified your income, assets, and credit. Sellers take pre-approved buyers seriously. Everyone else goes to the bottom of the pile.
The market rewards people who show up prepared. Don't wing it.
